Buying Process

SHOULD I USE A REALTOR

Honestly, there’s almost no good reason not to use an agent when buying a home. Considering how little you have to lose and how much you have to gain, it would be ill-advised to consider purchasing a property without the professional assistance of a licensed REALTOR®.

GET PRE-APPROVED

First thing is to speak to a mortgage broker to help determine what you can afford. By being pre-approved, you can manage your home search and expectations so that you are looking at properties that you can afford. Contact Sanjin to connect you with a top mortgage broker in his network to go over your financing options.

CONTACT SANJIN

The role of Sanjin as your Realtor is to be your advisor, consultant and negotiator. He is experienced in all Vancouver neighborhoods, current market conditions, and knowledgeable about current active properties for sale, and recent sales. You will be shown homes that match your search criteria, and guided through the home buying process. The best possible price and terms will be negotiated on your behalf, while the entire process will be smooth and professional.

DECIDE WHAT YOU WANT

Sanjin will help you discuss and determine what you want and can buy based on your immediate needs, future plans, lifestyle, desired neighborhoods and your financial abilities. You must also consider what type of home you want (detached, attached, apartment, pre-sale, resale etc.) Your Realtor Sanjin will be there to guide you every step of the way and educate you on types of properties, ownership, contracts, costs and the entire process from start to possession.

NEED TO SELL FIRST

Sanjin can help you decide whether selling first or buying first is the right decision for you.  Your buying strategy may depend on you selling your current home to pay for the new home.  Sanjin can help with developing a plan and provide you with professional advice for your specific situation to best manage the transition from your current home to your next home.

FINDING THE RIGHT HOME

The buying process will be optimized by using MLS, that will allow you to receive information on homes that most interest you. Homes, based on your criteria, that will satisfy your immediate needs, future plans, lifestyle, and neighborhood of choice will be shown to you.  Your time will not be wasted being shown homes that you are not interested in.

OFFER PROCESS

Making an offer involves understanding recent comparable sales to help you determine your offer price. Together, you and Sanjin will review the offer document to ensure you fully understand, and are comfortable with, all the terms and conditions. From there the best price and terms will be negotiated for the home. Once there is an accepted offer, you will be guided though the due diligence and subject removal period. Upon subject removal and before closing, Sanjin will manage all the administration and help you get ready for your moving day.

MOVING PREPARATIONS

Once you have a firm contract, it’s time to prepare for the move. You will want to set up utilities and other services, like phone, cable and internet in advance. Also, make arrangements to have your mail forwarded to your new address, and hire a moving company unless you are planning on moving yourself. If you are a renter, remember to give your landlord notice. Taking time to prepare these things well in advance will help you make a smooth transition to your new home.

COMPLETION AND POSSESSION

The Completion day is the day that funds transfer from the buyer to the seller, and title to the property transfers from the seller to the buyer. Typically, possession (the day you get keys) occurs on the day following Completion day. Your lawyer completes the paperwork necessary to ensure the title is clean, clear, and transferred, and payments are finalized. Sanjin delivers the keys to your new home. Congratulations!
